Title 5 Inspections

When selling a home in Massachusetts that has a septic system, a Title 5 Inspection must be done prior to the sale of the property.  The following list details the process:

• Phone interview with property owner or occupants regarding system function
• As-Built search at town hall, along with water usage report from water department 
• Locate and dig up existing septic system components (septic tank, distribution box, leaching pits)
• Inspect septic tank liquid levels, check for evidence of backup
• Inspect distribution box liquid levels, check for evidence of backup 
• Examine soil absorption system saturation levels
• Determine high groundwater elevation at the site through non-intrusive means
• Title 5 Official Inspection Form delivered after inspection detailing system condition
